Step 1. Offer and acceptance are signed by both buyer and seller
Step 2. If it is a strata property, strata property documents completed
Step 3. Copy of offer and acceptance provided to your experienced settlement agent – Forefront Conveyancing
Step 4. Buyer pays deposit to Real Estate Agent (monies held in trust)
Step 5. Buyer signs a Form 1, giving permission to settlement agent to act on their behalf
Step 6. Buyer to get finance arranged, application for home loan or access to cash organised
Step 7. Complete any special conditions on the offer and acceptance: building structural report, timber pest inspection, pool inspection, smoke alarm, RCD etc
Step 8. Settlement agent lodges enquiries with relevant authorities
Step 9. Finance approval is received from mortgage broker or from bank
Step 10. Verify ID check of buyer and buyer signs appointment to act together with any other relevant documentation required for settlement
Step 11. Final inspection is completed by purchaser with the real estate agent
Step 12. All appropriate paperwork is lodged by your settlement agent
Step 13. Your settlement agent will support your property settlement via electronic conveyancing (also known as e-conveyancing) or may attend settlement on your behalf
Step 14. Your settlement agent notifies you of your successful property purchase
